KENOSHA, Wis. — City officials and invited guests got their first look inside the newly completed Karrick Apartments during a soft opening tour Tuesday at 5522 7th Ave., a five-story luxury apartment complex that marks the first major completed development within Kenosha’s long-planned Harbor District.
The event was coordinated with the assistance of Visit Kenosha, which helped set up the soft opening and welcome activities for the building’s first residents.
The 158-unit building is already beginning to welcome tenants, with 14 residents expected to be living in the complex by the end of the week. Roughly half of the apartments are one-bedroom units, with a smaller number of two-bedrooms and only a handful of three-bedroom layouts. Units with lake views were among the first to be leased.

Mayor David Bogdala opened the event by welcoming new residents and emphasizing the significance of the project as the first tangible step in a downtown vision years in the making.
“This is the first building that’s been completed as part of a nearly $500 million downtown revitalization,” Bogdala said. “It’s exquisite, and we’re proud to welcome people not just into this building, but into Kenosha.”

Bogdala was joined by his mother, Linda Bogdala, who helped welcome the building’s first tenants as part of the soft opening. Drawing inspiration from It’s a Wonderful Life, she presented gift baskets prepared by Visit Kenosha to two new residents — Nick Beard and Edwin Matos — symbolizing abundance, flavor and prosperity as they begin life in their new homes.
Beard, a Navy veteran, attended the event wearing SpongeBob-themed Crocs — a playful detail that drew laughs from the group — while Matos recently relocated to Kenosha from New Jersey. Both tenants agreed to take part in the soft opening and were personally welcomed by city officials.

Following the brief ceremony, attendees toured the building’s expansive and high-end amenities. Each apartment features stainless steel appliances, in-unit stacked washer and dryers, and modern finishes throughout. One two-bedroom unit shown during the tour included a Jack-and-Jill bathroom as well as a separate master bathroom. Many units also feature private balconies, while others overlook the building’s interior courtyard.

The courtyard serves as a centerpiece of the development, designed as a shared outdoor gathering space with a built-in kitchen, two large grills, benches and decorative lighting for nighttime use. Multiple community rooms are located throughout the building, many equipped with full kitchens, sinks, dishwashers and stoves, along with additional outdoor decks overlooking the surrounding area.

The property also includes a fully equipped fitness center with Peloton bikes, treadmills, ellipticals, free weights and strength-training equipment. Wide hallways, tall ceilings, multiple elevators and a heated, two-level parking garage further reflect the building’s upscale design, with parking capacity sufficient for residents.

Property Manager Kristoffer Saunders and Leasing Manager Burgess Peoples led much of the tour, explaining that the transition from construction to occupancy has been smooth and that leasing activity has been strong. The development is managed by Cushman & Wakefield, which operates properties nationwide. Karrick is the firm’s first residential development in Wisconsin.

Among those attending the tour were Alderman Curt Wilson, Alderman Jan Michalski and Alderman Ruth Dyson.

The Karrick Apartments were constructed on the site of a long-vacant bank building, with ground broken in October 2024. While city leaders briefly referenced the broader Harbor District redevelopment plan, the focus of the event remained squarely on the building itself — its design, its amenities and its role in adding luxury housing options to downtown Kenosha.

For attendees, the tour offered a clear signal that amenity-rich, high-end living has arrived in the city’s core, setting the tone for what future Harbor District development may bring.

That’s my favorite area to lick salt off the sidewalks too.
Are you the real “4PeteSake?”
The real 4PeteSake needs to be thrown in the woodchipper with the other pdfs
Great report and review Kevin !
Just asking though. Was this building part of any kind of TIF District or are the taxpayers of Kenosha going to realize this additional tax base sooner rather than later ?
Where’d this 500 million come from?

Serious question, do you honestly think the city of kenosha is building this apartment building?

A private developer is paying for the build, not the city.
Trolley system profits lol
Is the inlet for the underground Pike Branch/Storm sewer by Anna’s going to be left like that? Pretty dang ugly eyesore you have there…
Would make a great Police Dept downtown patrol and lockup facility.
Looks like a holiday inn express. At least bogballza stayed awake. Fkin chooch.
I’m getting “nice” but not “luxury” vibes from what I can see. Yeah, like a Holiday Inn Express, modern McDonald’s; easy to clean and non-objectionable. May be long wearing, maybe not, but no charm.
The button on the Mayor’s sport coat is ready to pop off at any second….
His mother? Always the petulant child.
What are the rents?
According to their website, it will cost you nearly $2,200 a month for a very small 1,087 Sq Ft. My mortgage is much less for a house that is twice the size. No thank you!

They’d have to pay me to live downtown.
Garbage. Welcome to your 15 min city. Bringing in more trash from outta town/country.
They’re rolling in the “Smart” Cities, AKA Surveillance Cities. Remember the fiber optic lines they ran?
Fiber optic lines serve as the essential, high-speed, and low-latency backbone for smart city infrastructure, enabling real-time data transmission for IoT devices, intelligent traffic systems, public safety surveillance, and reliable municipal broadband. These networks enhance urban efficiency through smart grids, optimized public services, and improved connectivity for residents and businesses.
