KENOSHA, Wis. – A new 97-room TownePlace Suites by Marriott hotel is planned for construction on the city’s far west side, south of 71st Street and east of 125th Avenue, following approval of a conditional use permit by the Kenosha City Plan Commission.
The development, led by Hitesh Patel of Shiva Hotels, will bring one of Marriott’s extended-stay brands to a growing commercial area near Interstate 94. The hotel site, encompassing just over three acres, was rezoned to B-2 Community Business District by the Common Council in late 2024.
According to city planning documents, the four-story building will feature porcelain tile and EIFS exterior materials, with a design reviewed and approved by city staff. Earlier concerns over material samples were resolved after the developer submitted updated building elevations and matching finishes.
City Development Coordinator Brian Wilke and Deputy Director Rich Schroeder recommended approval, noting that the plans now comply with sections of the city’s zoning ordinance. The Wisconsin Department of Transportation has also signed off on the driveway location and a new right-turn lane from 125th Avenue into the site. A formal Developer’s Agreement between the city and Shiva Hotels will be finalized before construction begins.
City records show that no current or pending building or zoning violations exist on the property. The plan includes landscaped parking areas, a cross-access easement for future connections to neighboring parcels, and stormwater management measures required under the city’s ordinance.
Once complete, the hotel will add to the city’s lodging capacity near the busy I-94 corridor, an area that has seen steady commercial and residential growth in recent years. The TownePlace Suites brand typically offers studio and one-bedroom suites with kitchenettes, targeting business travelers and extended-stay guests.
The estimated project value is $10 million, according to city filings. Construction permits and final occupancy approvals will follow completion of utility connections, stormwater systems, and fire safety requirements outlined by city departments.
The project’s approval represents continued investment in Kenosha’s expanding west-side business district, a corridor increasingly attracting hotels, retail, and dining to serve both travelers and local residents.
